Much has change since I last visited Sun Valley in Paranaque City.  One of the many addition to this well-known location in the south of Mega Manila is the LIONS PARK RESIDENCES.

Owned and managed by CDC Holdings, Inc.,  this multiple low-rise condominium project is a statement of the company’s  advocacy to make life more meaningful through community living which seems to be an elusive concept in a busy and fast-paced urban setting.

I was very fortunate to have been invited to be part of a group tour of Lions Park Residences last Thursday (November 22) to check out their wonderful community.

Lions Park Residences offers low-rise condominium units strategically located just a few minutes away from the Makati and Ortigas business districts as well as the new NAIA 3 terminal.  Convenience and leisure is just a hop away to commercial destinations like SM Bicutan, Resorts World and Villamor Golf Course.

Staying true to its commitment to bring urban community-living to families, Lions Park Residences’ lush surroundings boast of amenities such as a multi-purpose pavilion, a resort-type swimming pool, a children’s play area and a landscaped central park, complete with a Koi pond, water bubblers and a butterfly garden, not to mention the barbeque pits ideal for family picnics and commercial area for the residents’ various personal needs.

The Pavilion is located at the center of the residential property surrounded by all the amenities for perfect weekend activities like the pool, park and the play area

You’ll know you’re in Paranaque when you frequently see or hear airplanes flying over your heads

What comprises the community though, are the homes.  At Lions Park residences, you have the option to choose from a Studio, 1-bedroom unit, 2-bedroom unit or 3 bedroom units.  Each residential unit has ceramic tile-flooring for the living, dining and kitchen areas, vinyl planks for bedrooms, and unglazed ceramic tiles for the toilet.  There are painted ficem board partition walls, and painted plain cement finish for the ceilings, providing residents a wide range of design options.

All other basics are provided, including the kitchen counter top with sink and faucet, and other kitchen and toilette fittings.

CDC Holdings, Inc. offers as low as P10-15,000 monthly amortization with flexible payment schemes and financing through in-house, bank or PAG-IBIG and move in with just a 5% down payment.

Lions Park Residences is not only an urban community haven for families but also an excellent investment especially to OFWs and retirees who are looking for a place to stay or a home to retire in Manila.  The Quadrillion Property Management (QPMI), the property management team of Lions Park, offers leasing and professional management.

Our tour was facilitated by our kind hosts, Ms. Virnelli Mercader(Marketing Supervisor of CDC Holdings, Inc.) and Ms. Nina of Lions Park Residences.

About CDC Holdings, Inc.

Founded in 1986 by Elsie Chua, CDC Holdings President and Chief Executive Officer, the company has since established itself as one of the most recognized and respected leaders in the Philippine real estate industry.  The company’s earliest developments—such as Quadrillion Mansions in Pasig City, Somerset Millenium Suites and Millenium Plaza Serviced Residences in Makati City, and Platinum 1000 and Platinum 2000 in Annapolis, Greenhills—introduced new and original real estate concepts to a market hungry for innovation.  More importantly, the developments served as a platform for demonstrating CDC Holdings’ capabilities in securing prime locations, launching effective marketing campaigns, and delivering a fast turnover of project inventory.  Furthermore, these developments established Ms. Chua as a trendsetter when it comes to real estate concepts, as she was the pioneer in the condotel and hotel serviced apartment movement in the country.
